Somerset Pacific is seeking a highly charismatic and motivated individual to serve as a Leasing Specialist for our Kellum Place property in Fairbanks, Alaska. This role demands exceptional people’s skills and an “all-in” work ethic.

Essential Functions

• Proactive Sales and Marketing to successfully lease up our HUD and LIHTC properties.
• Provide exceptional customer service to residents and potential residents while utilizing professional sales and marketing techniques.
• Process rental applications in compliance with HUD and Section 42 regulations and other project program requirements.
• Perform weekly market surveys to Identify and recommend local marketing opportunities, appropriate marketing messages and material to drive traffic to the property. 
• Conduct onsite inspections to ensure compliance with LIHTC and HUD standards.
• Execute social media, and communication strategies on various platforms to engage customers.
• Enforce multi-state landlord laws, lease and Property Rules and Regulations
• Build accurate new tenant files and submit them to the appropriate compliance department for approval.
• Demonstrated sales, customer service and supervisory skills.
• Excellent Section 42, HUD compliance skills
• 2 years lease up experience for newly developed properties with emphasis on Section 42

Qualifications

• College graduates preferred, with a minimum of two years of customer service, sales and/or community management experience, or an equivalent combination.
• Ability and willingness to work up to six days per week for the necessary level of management coverage.
• Values and foster a sensitive and supportive approach to a diverse working and living environment.
• Commitment to excellence and high- standards, with acute attention to detail.
• Excellent written and verbal communication skills.
• Knowledge of OneSite or similar property management software is preferred.
• Strong organizational, problem-solving, and analytical skills.
• Handles multiple, complex projects, with minimal guidance, prioritizes effectively, and meets deadlines.
• Works well independently and as a member of various teams.
